Letting Your Property

Answering your Questions:

Being a landlord can be stressful, but it doesn’t have to be. We’re here to take away the worries that keep you awake at night. Here are answers to the questions we’re asked most often.

1.

If I have a consultation with you, will I be tied into a contract?

Absolutely not. A consultation is a chance to get a rental valuation, get to know us and find out what we can offer. There are no strings attached.

2.

What if you don’t let my property?

You pay nothing. No let, no fee.

3.

If I choose Tenant Find only, will I pay an ongoing commission?

No. Our work is done once your tenant moves in, and there are no further charges.

4.

How long will it take to let my property?

On average, about 10 days from going live. Sought-after properties can be let within hours; others take a little longer. If your property is taking longer than you’d hoped, we’ll always be honest about why – and we’ll often be able to tell you before launch.

5.

Will I have to do my own viewings?

No. All viewings are accompanied by our team, and we’ll arrange times with any existing tenants.

6.

Do you reference all tenants?

Yes, always. Our checks cover credit history, employment and income, previous landlord references and Right to Rent.

7.

Why choose Next Step over a cheaper online agent?

Many online agents charge upfront, so if they don’t find you a tenant, you’ve lost your money. We work on a no let, no fee basis, which means we’re motivated to work hard for you and achieve the best rent possible.

8.

Do you have a ring-fenced client account?

Yes, and we’re members of Client Money Protect, so your money is protected.

9.

What happens to my tenant’s deposit?

It’s protected in a government-approved deposit scheme within 30 days. See Tenancy Deposits for more information.

10.

Why do I need an inventory?

An inventory is a detailed record of the contents and condition of your property before the tenant moves in. It’s your key evidence if there’s a dispute at the end of the tenancy.

11.

What is an EPC and why do I need one?

An Energy Performance Certificate shows how energy-efficient your property is and its typical energy costs. Rented properties must be rated E or above; letting a property rated F or G can lead to a fineof up to £5,000.

12.

What are my obligations around gas and electrical safety?

You need an annual gas safety check, an electrical safety report at least every five years, and working smoke and carbon monoxide alarms. See Certificates and Safety Checks for the full list.

13.

Do I need to tell my mortgage lender that I’m letting my property?

Yes. You’ll need your lender’s permission (often called “consent to let”), or a buy-to-let mortgage.

14.

Do I need to pay tax on my rental income?

Yes, rental income is taxable. You can find more information on the HMRC website.

15.

What if my tenant doesn’t pay the rent?

It is a good idea to insure yourself against non payment of rent. Depending on the services we are providing you we will also be able to help and advise you on this if it should unfortunately happen.

16.

How does the Renters’ Rights Act affect me?

Since 1 May 2026, fixed-term tenancies have been replaced by rolling periodic tenancies, “no-fault”

Section 21 evictions have been abolished, rent can only be increased once a year using a formal notice, and landlords can’t accept offers above the advertised rent. We make sure every tenancy we set up or manage complies.
