Certificates Required to Let:
To let your property legally, you need a number of up-to-date certificates and safety checks. It sounds more daunting than it is – each one costs relatively little, and Next Step can arrange all of
them for you.
Landlords must have every gas appliance, fitting and flue checked by a Gas Safe registered engineer every 12 months. Tenants must receive a copy before they move in and within 28 days of each annual check.
This confirms that the fixed electrical installation is safe for continued use. It must be carried out at least every five years, and tenants must receive a copy. We also recommend a check between tenancies in case of damage.
Shows the property’s energy efficiency and typical energy costs, rated from A (most efficient) to G (least efficient). Rented properties must be rated E or above, and an EPC is valid for 10 years.
There must be at least one smoke alarm on every floor used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance (such as a gas boiler or wood burner, but not a gas cooker). Alarms must be checked on the first day of each new tenancy.
Landlords must assess the risk of legionella in the property’s water system. In most homes this is a simple check we can help with.
Some properties, including many HMOs and properties in selective licensing areas, need a licence from the local council. We’ll check whether yours does.
Not required by law, but we recommend testing any electrical appliances you provide every 12 months to make sure they’re safe.
An annual service keeps your boiler running efficiently and helps prevent costly breakdowns.
